The aim of this thesis is to investigate and produce a method that can best solve one of the problems that afflicts cities today, the regeneration of ex-industrial areas. The analysis will focus mainly on what is the impact of the regeneration of these dismissed areas within the neighbourhoods and how this type of action, if guided by an integrated development method, can revitalize the economy and the social context. The idea is to create a new methodology through the analysis of the relation between the neighbourhood and the former industrial sites in order to find all the factors, which influenced the interventions of rehabilitation of these areas. In order to pursue the objective the thesis is divided into three macro parts. The first part will be devoted entirely to a critical analysis of what is the phenomenon of urban regeneration of former industrial areas, through the analysis of several case studies. The purpose of this first part is to identify the reasons that push the architects or the urban planners to deal with so much attention to this problem and how they respond to the need for regeneration of the city and in particular the neighbourhoods. At this stage, all aspects of urban regeneration, such as the environment, culture, society and the economy, will be analysed. After this analysis, it is possible to have a complete picture on the issue and it will be possible to find the key points (or keywords) that are the foundation of what will be the new method of approach to this problem. In the second part of the thesis, the aim is to use the new methodology for a design proposal .The site project is Located in at No. 570 West Huaihai Road in the heart of downtown Shanghai and covers an area of about 50,000 square meters. During the years, this ex- industrial area has undergone various changes. The last one regard, the decision by the government to replace the recent complex of Red town Culture and Art Community (2008) with a new project. The idea of the government is to find a solution which can satisfy the new needs and parameters set by the new round of commercial redevelopment due to the land transfer. In the third part of the thesis, there will be the conclusions, concerning the new urban regeneration method developed in the thesis, based on two elements. The first take into account the considerations made during the development of the thesis and the second one considers the practical aspect of the question and therefore the design part proposed for the former area of the 'Red Square'. These conclusions will be necessary to understand if in the end the prototype developed method, to solve the problem of the regeneration of former industrial areas, can be applied only in some cases or can become a universal method applicable in different contexts in the world. In the last part of the thesis it was inserted an appendix, about a comparative study between the city of Milan and Shanghai. This study it is focused on two aspects: 1) The industrial development of the cities over the years. 2) The approach on the urban regeneration of ex- industrial areas. These two factors, they are analysed, highlighting which are the principals differences in dealing with the problems of urban regeneration of ex-industrial area. In order to understand, the context which I had to confront during my thesis work in China.
